The Competitive Bid Analysis Process
This is a computerized process that we have developed to help establish the optimum bid price. Ultimately, the optimum bid price is the lowest bid possible to win the property and gain the highest amount of equity. The analysis is performed using data from three categories: Comparable HUD Homes That Have Recently Sold in the Area. We track and analyze all of the HUD sales in this area. Looking at similar HUD homes that have recently sold allows us to fully assess the winning bids; bid amount, bid content (seller concessions) and days on the market. Comparable Non-HUD Homes That Have Recently Sold in the Area. Looking at similar homes that have recently sold, we can assess the alternatives that a serious buyer has from which to choose. We can also be sure that your bid is not overstated for the market or the area thus assuring you the most equity possible in your new home. Bidding Volume. We look at how many potential buyers view each property and track how many bidders are actually active in the market. This helps us to understand what your competition may be for this property.
